The Yamuna Expressway Industrial Development Authority (YEIDA) has announced the sale of about 6,500 plots within its area, which means that buyers who want land near the Noida International Airport have a golden chance. Out of these, 6,000 are small plots and 500 are large ones, ranging from 30sqm to residential plots of 200-4,000sqm. The allocation will be done in three sectors around Jewar where the Noida International Airport is coming up.
Manoj Gaur, CMD of Gaur Group said this would help increase the capacity of Yamuna Expressway. The move is expected to bring more people to live along this expressway thus giving it a boost as an investment avenue. Since the airport announcement, property rates along Yamuna Expressway have gone up by almost 30-40% in the last two years with leading developers already having launched their residential and commercial projects there closely supported by existing infrastructure like schools malls hospitals etc., and this further reiteration by UP government shows their keenness towards making an international city hereabouts.
Residential Plots Scheme Near Noida Airport
One of the main attractions of this expressway is its excellent connectivity which makes it a major link between Delhi-NCR (Noida-Greater Noida), Agra-Mathura-Aligarh-Faridabad along-with Eastern Peripheral Expressway connecting Kundli-Manesar-Palwal (KMP) road project is completed which will provide direct access from western Uttar Pradesh up till Haryana state without entering into congested national capital territory region (NCR). YEIDA had successful residential plot scheme last year and this new project is expected to be launched between June-July.
According to Neeraj Sharma, MD Escon Infra Realtor — Yamuna Expressway becoming cosmopolitan hub; plot launch announcement will add more colour towards attracting investments: In recent times we have seen tremendous growth opportunities along highways due to various infrastructural developments such as metro lines airports etc which has led many people migrate towards these areas resulting into demand creation for residential plots and other real estate properties. With authority coming with new scheme for allotment of residential plots it shows their intention of making this area cosmopolitan where people from different income groups could live together share common amenities thereby creating more housing stock required power behind this announcement being an eye opener towards fulfilling dreams associated with affordable home ownership among citizens having low middle-class income levels.
The total number of plots in the new scheme will be 6500, mostly falling under the category of affordable housing. Another 500 plots will be allocated in larger categories primarily located in sectors such as Sector 17, 18, and 20 adjacent to the upcoming Noida airport. The price range for a 30 sqm plot is expected to be between Rs 7.5 lakh – Rs 8 lakh.
The Central and UP governments have planned to develop over 6,000 hectares on either side of Yamuna Expressway into high-tech cities including heritage city industrial township film city apparel hub aero hub etc., sector specific hubs like MSME hub corporate hub hotel hospitality institutional area film city apparel park aero city etc which are expected attract investments thereby creating jobs boosting residential commercial retail office space along this stretch thus increasing demand occupancy rates rental values capital appreciation potentialities leading emergence it becoming significant employment center driving up property prices rentals returns investing here would yield higher gains compared elsewhere
