With the unveiling of the Master Plan 2041, the city is preparing to expand into a bold new frontier — New Noida. Spread across 209.11 square kilometers, this ambitious development is set to commence land acquisition in May 2025, marking the start of an exciting new chapter.

What is New Noida and Where Will It Take Shape?
Officially named the Dadri-Noida-Ghaziabad Investment Region (DNGIR), New Noida will rise across 80 villages located within the Bulandshahr and Dadri tehsils. Encompassing 20,911 hectares, this vast project will roll out in four distinct phases.
Designed by the prestigious School of Planning and Architecture (SPA), Delhi, the blueprint for New Noida integrates futuristic needs and international benchmarks, promising a world-class urban experience.
Land Acquisition Strategy: Consent First
The Noida Authority has emphasized a consent-driven approach to land acquisition, aiming to work closely with farmers to avoid disputes. Should the need arise, legal provisions under Sections 4 and 6 will be utilized with district administration support. Furthermore, inspired by the Gurugram model, there are discussions around involving private developers through licensed land development agreements.
Phased Development Timeline
The evolution of New Noida is structured into four major phases:

₹1,000 Crore Special Budget Approved
To drive this visionary initiative, the Noida Authority has sanctioned a dedicated budget of ₹1,000 crore. These funds will prioritize critical areas like land acquisition, internal infrastructure, roads, sewerage systems, and water supply — creating a strong foundation for rapid and sustainable growth.

Drawing inspiration from the dynamic urban models of Chicago and leading European cities, New Noida will be thoughtfully zoned into residential, commercial, industrial, and educational sectors. A Shift in Leadership
On January 29, 2021, the Uttar Pradesh government entrusted the development of New Noida to the Noida Authority, transitioning the responsibility from the UPCID. In its new role, the Authority will not only oversee land acquisitions but also spearhead infrastructure development and project execution.
