The Adani Group has emerged as the highest bidder for the redevelopment of Motilal Nagar in Mumbai after already overseeing the massive Dharavi redevelopment project. They acquired the contract with a bid of ₹36,000 crore. The Motilal Nagar project consists of Motilal Nagar -1, 2, and 3, which together cover around 143 acres in Goregaon (West). If this is completed, it will stand as one of the largest residential redevelopment projects in Mumbai.

Adani Properties Private Limited (APPL), which is part of the group, won against L&T after submitting a bid where they included a greater built up area. Under the proposal by the Group, 3.97 lakh square meters of the residential units will be surrendered to the Maharashtra Housing and Area Development Authority (MHADA) which is higher than their tender requirement of 3.83 lakh square meters. This gave them the winning edge against the rest for the tender.

Motilal Nagar Project Allocation and Timeline

The Adani Group has been awarded the special project, with their subsidiary specifically given the mandate for construction. The Maha Vikas Aghadi government has classified the redevelopment of Motilal Nagar as a “special project.” Last week, the High Court of Bombay gave MHADA for executing the project as a Construction and Development Agency (C&DA) because of the limited execution capacity. The Letter of Allotment (LOA) is expected to be issued to the Adani Group as per the schedule.

The complete redevelopment cost is pegged at approximately ₹36,000 crore. Strikingly, the rehabilitation and redevelopment phase is expected to be completed within seven years from the start date. The plan offers futuristic residential complexes and accompanying infrastructure, including green spaces, road networks, and public services, while augmenting existing facilities.

Adani’s Strategic Expansion in Mumbai

Adani Group is rapidly increasing its footprint in Mumbai’s real estate sector. The group already has an 80 percent stake in Dharavi Redevelopment Project Private Limited (which has now been changed to Navbharat Mega Developers Private Limited) while the remaining 20 percent is owned by the state government. One of Asia’s largest slum clusters, known as Dharavi, is undergoing a significant change with Adani at the helm. The successful implementation of the Dharavi project will likely strengthen Adani’s belief in its ability to execute large-scale urban redevelopment projects.

Issues and Expectations

In addition to modern residential apartments, the redevelopment of Motilal Nagar will provide solutions to Goregaon’s water supply, sanitation, and traffic problems. The project aims to implement strategies to promote sustainable living, affordable housing, and commercial activities, thus balancing residential and business activities.

According to industry experts, Adani Group’s achievements highlight the company’s expanding control over the real estate and infrastructure domains after securing the contract. The project is expected to increase the demand for housing in Mumbai and participate in the recent urban renewal initiatives of the city. On the other hand, the project will most likely struggle with issues concerning the relocation of the current residents as well as other skeletons in the closet, including regulatory clearances — something that the Adani Group is expected to navigate through effective planning and community relations.

This marks another achievement for Adani Group as it continues to build momentum for the company’s presence in the real estate and infrastructure sectors in India.
