A real estate company from the Delhi-NCR region, Whiteland Corporation, has partnered with Marriott International, a global hospitality leader, to launch The Westin Residences in Gurugram. This is one of the largest standalone branded residential projects in India, with an approximate investment of ₹5,600 crore and a projected topline of ₹15,000 crore. It is expected to consist of about 1,700 luxury homes that will be branded Westin.
The plot is located in Sector 103 along Dwarka Expressway and covers an area of 7.78 hectares (approximately 20 acres), which is well-connected. It is also 15 minutes away from Gurugram’s commercial center and 20 minutes away from the southern and western parts of the city, along with quick access to IGI Airport, Yashobhoomi Convention Centre, Dwarka Golf Course, and the upcoming Diplomatic Enclave.
The units are a part of a luxury residential complex which will offer three, four, and five bedroom apartments. The units will be spread over 248 to 402 square meters (2,673 to 4,328 sq ft) and will be priced at approximately ₹6 crore for the lowest tier and ₹12 crore for the highest tier based on unit configuration and position within the development.
The evolution in demand for luxury living spaces has distinctly changed in the past few years with the rise of wealthy homebuyers in India. Designed for the elite class, these homes are expected to offer exquisite architecture and upmarket services coupled with brand credibility. Powerful nomads and affluent globetrotters now prefer residences that are branded, trustworthy, and blend value with extravagant design. This modern, branded real estate fulfills the demand of global standards and trust.
As stated by Navdeep Sardana, the founder of Whiteland Corporation, “Living standards and services have rapidly improved with global exposure. People now want the opposite of what it used to be. It was once about very few, now it is for all, ‘International quality’. They want to collaborate with trustworthy names, and for Indians, Marriott is that name. They are known for their impeccable hospitality and unmatched global standards.”
This segment targets users for both primary or secondary homes that resonate with their lifestyle. Sardana described this segment as ‘corporate husbands, founder members, owners of small and medium enterprises, senior executives of larger companies or corporates’. There is additional attention from residents of Gurugram and upper-tier cities like Jaipur, Chandigarh, Lucknow, and Kanpur. In addition, global Indians and NRIs from UAE, UK, Canada, and Singapore are actively looking to invest in premium, branded residential corners of India. Combined architectural and design mastery integrates wellness. The Westin Residences will follow a biophilic design philosophy, while the whole building will be uplifted on stilts to permit thick greenery to interlace under. Wellness and architecture are fused through world-class professionals: architect Hafeez Contractor, landscaping firm Coopers Hill, BM&A interior design studio, ASA lighting consultants, and engineering experts from Vintech Consultants.
The holistic development attends to all six pillars of wellness from Westin: Sleep Well, Eat Well, Move Well, Feel Well, Work Well, and Play Well. John Hearns, the Senior Vice President of Global Residential Operations at Marriott International, said, “We are thrilled to introduce Westin Residences in Gurugram, bringing the brand’s renowned wellness ethos to Indian homeowners. Whiteland Corporation’s commitment to quality and innovation ensures this project will redefine luxury living in the country.”
So far, Whiteland Corporation aims to extend its footprint in India’s luxury real estate sector with the development of 1.85 million square meters of built-up area within five years.
